Multi-Family Zoning Requirement for MBTA Communities (Section 3A)

Norton MMOD Standards and Guidelines

Norton's Design Guidelines and Standards for the Multi-family Mixed-use Overlay District (MMOD) will serve as a cohesive set of site planning, architectural, and general design requirements and recommendations to align 3A’s requirements with local priorities.

Project Background

Following the successful passage of Norton’s MMOD along Mansfield Avenue and in Norton Glen, meeting the requirements for MBTA Multifamily Zoning, the Town received funding from the Commonwealth's Community Onestop for Growth and from SRPEDD's District Local Technical Assistance programs to pursue the creation of Design Standards and Guidelines for these sub-districts.

The MMOD Design Standards and Guidelines will provide an extra layer of locally initiated considerations for the Planning Board to use when evaluating projects in the Multi-family Mixed-use Overlay District. The content of these standards and guidelines, adopted through the Planning Board, will include concepts developed through community outreach with Norton residents and will utilize the local expertise of Town staff and representatives.

About the Districts

Displayed on the map below, Norton’s MMOD contains two distinct subdistricts: The first along Mansfield Avenue and the second in Norton Glen.

The Mansfield Avenue subdistrict includes several contiguous parcels abutting the eastern side of Mansfield Avenue, running from the northern border of town down to the Norton Links Parcel on 195 Mansfield Avenue.

The Norton Glen subdistrict includes the properties along Norton Glen Road and Norton Glen Terrace.
